1. Sea Island Rentals is acting solely as Agent for the Owner. Guests are not tenants. Guests have acquired no interest in the property and are Licensees of the Owner of the property.
2. PAYMENTS: Checks received more than 30 days before arrival, travelers checks and certified checks are treated as cash. Personal checks will not be accepted less than 30 days prior to arrival. If deposits and payments are not received, the property may be re rented.
3. RESERVATIONS: To confirm a reservation, this Guest License Agreement must be returned signed to our office within 48 hours of booking this reservation. Reservations booked within 30 days of arrival must pay the entire balance upon booking. There is a $100 charge for returned checks.
4. CANCELLATIONS: This reservation may be cancelled without penalty within 30 days of the check in date on the Guest License Agreement. Any cancellation occurring after 30 days prior to check in date will forfeit all payments on the reservation. In the event of a hurricane or other Acts of God, refunds will be issued only if mandatory evacuation is ordered by state of South Carolina officials.
5. COMPARABLE UNITS: In the event the reserved property is damaged or rendered uninhabitable, Sea Island Rentals reserves the right to change the particular unit reserved to a comparably priced unit. Advance notice will be given if time permits. Should an Act of God prevent the delivery of a Comparable Unit, all monies received by Sea Island Rentals will be refunded. In the event the comparable property does not meet the renters expectation all monies will be refunded prior to check in.
6. OCCUPANCY: Licensee will restrict occupancy to the stated limit on the premises at all times. Licensee agrees to honor the check-out time of 10:00 a.m. Licensee agrees to pay a late departure fee of $100 per hour or portion thereof if the premises have not been vacated by the Licensee at check-out time and hereby authorizes Sea Island Rentals to remove Licensees belongings from the premises at Licensees expense at that time. Licensees shall not keep domestic or other animals on or about the premises without prior written consent of Sea Island Rentals. Any special pet arrangement is an integral part of this Agreement. Failure to make such arrangements will result in the immediate termination of this Agreement, forfeiture of all rent and deposits, $500 fine, AND immediate eviction. If pet is approved, guest certifies pet is current on all shots/treatments including rabies and flea treatment. This agreement is not transferable.
7. QUIET ENJOYMENT: This property is offered for rent solely for the quiet enjoyment of the Licensees. Any other usage will result in the immediate termination of this Agreement, forfeiture of all rent and deposits AND immediate eviction. ABSOLUTELY NO HOUSE PARTIES, FRATERNITY PARTIES OR YOUTH GROUPS, WEDDINGS OR RECEPTIONS ARE ALLOWED!
8. ENTRY BY AGENT: Sea Island Rentals, its Agents, Employees, and/or Contractors reserve the right to enter the premises during all reasonable hours to examine the same, to make repairs, and pest control as may be deemed necessary. Except for emergencies, a twenty-four hour notice will be given prior to entry. Please note: routine pest control scheduled by a homeowners association or property owner is beyond the purview of Sea Island rentals and are not Agents of the Company.
9. SMOKING IS EXPRESSLY PROHIBITED ON THE PREMISES!
10. VEHICLE AND HARBOR ISLAND ISSUED VIOLATIONS: Licensee agrees to pay any Harbor Island violations or tickets prior to check out. Failure to pay prior to check out any tickets issued, the guest agrees to allow Sea Island Rentals to process the fine with the credit card on record for the reservation.
11. CLEANING: Routine departure cleaning is provided by the Agency. Licensee agrees to contact immediately with any maintenance, housekeeping, or potentially hazardous conditions. Licensees agree to empty the refrigerator and freezer and to take out all trash prior to final departure. Premises should be vacated in such a condition as it was upon taking occupancy. In the case of long term rentals, ADDITIONAL OR EXCESSIVE CLEANING WILL BE CHARGED TO THE LICENSEE.
12. Any and all Internet access, if offered, is provided solely for the convenience of guests and under no circumstances is Internet security provided or implied. Guests accessing the Internet through this property do so entirely at their own risk and hold harmless Sea Island Rentals and the property owner. Sea Island Rentals does not provide technical support.
13. INDEMNITY: Licensee agrees to hold Sea Island Rentals harmless for any accident or injury whatsoever that may occur on the premises during occupancy to include all other occupants.
14. REPAIRS: Sea Island Rentals is not responsible for air conditioning or appliance breakdown. There will be no refunds in whole or in part for such breakdowns. Any breakdown will be repaired or replaced as quickly as possible.
15. RESPONSIBLE RENTER: You agree to be solely responsible for your actions, and the actions of all family members, guests, and invitees (collectively, occupants) present at the property at any time during your stay and to ensure all occupants understand and comply with the terms.
16. CONSEQUENCES OF BREACH: Any failure by you or any other occupants to comply with any of the terms above may result in a forfeiture of your rights to rent the property, up to and including immediate eviction from the property without refund. in addition, you are responsible for, and you authorize us to bill your credit card on file for the full amount of (1) any damage or loss that occurs during your stay (2) any pet violations.
